You are signing the builder's paperwork, not a standard contract

A builder contract is written by the builder's lawyers, and the agent in the model home is paid by the builder. I read that contract, price the upgrades against what they give back at resale, and tell you which lots I would walk away from.

How building works.

Before you pick a builder

We go through what you want to spend and what that actually buys right now, which builders are doing that work well, and where their current inventory is.

The lot and the contract

I look at the lot itself: how it drains, what gets built next to it, what it does to resale. Then I go through the contract and tell you which terms and incentives are negotiable, because several of them are.

Upgrades

The design center is where budgets go. We separate the upgrades that come back at resale from the ones that do not, and you will know which is which before you sign the selection sheet.

Construction through closing

I walk the house at framing and again before drywall goes up, while problems are still cheap to fix, then once more before closing to document the punch list.
