I bring the closed sales that are genuinely comparable to yours and we set a price against those. If the number you had in mind is above what the market has actually paid, you will hear that in the first meeting rather than after a month on the market.
What is worth fixing
We walk the house and separate the repairs that change the sale price from the ones that do not. Compass Concierge can front those costs if that makes sense for your situation.
Listing and showings
Photography, the listing itself, and the agents I contact directly. I tell you what the showing traffic is saying about the price while there is still time to do something about it.
Offers and closing
For every offer I show you what you net after concessions, repairs, and closing costs. Then I manage the inspection, the appraisal, and the timeline through funding.
